A long-time vacation rental owner on the east end of Seaside called us at 11am on a mid-July Wednesday. Her cleaning crew had finished turnover, the next guests were due at 4pm, and the AC was blowing room-temperature air with the thermostat reading 84°F. With the Gulf reading 88°F and humidity sitting at 78%, an uncooled cottage by check-in time would have triggered a refund and a one-star review the same evening.

Our dispatcher had a technician at the property on the local service route — the upside of staffing for the summer rush rather than waiting for it to break. The diagnosis was textbook for a coastal install: the start capacitor on the outdoor unit had failed, the contactor was pitted, and the condenser coil was choked with salt-air residue and dryer lint from the laundry vent the previous landscaper had relocated too close to the condenser pad.

We swapped the capacitor and contactor from the truck stock, deep-cleaned the coil, verified refrigerant charge, and walked the homeowner through the airflow imbalance her thermostat schedule had been masking. By 2:45pm the system was running at design temperatures and humidity was tracking down at a healthy rate. Guests checked in to a cool, dry cottage with no idea anything had been wrong.

This is the kind of call our AC repair service is built around. Coastal condensers fail faster than inland units (salt air, sand intrusion, year-round runtime), and rental properties don't have the luxury of a multi-day diagnosis window. diagnostics, flat-rate pricing on common failures, and truck stock for the parts that fail most often on 30A — that's the model.
